chevron_rightWhat are the HOA fees and what do they cover? Association dues provide for the maintenance and repair of the common areas of the association, insurance, and management. Please refer to the budget for specifics.

chevron_rightWhen is the deadline for assessment payments Quarterly assessment payments are due on the first day of the month of January, April, July, and October. A late fee will be assessed on payments received after the 15th of the month.

chevron_rightWhat happens if I don’t pay my HOA fees on time? Delinquent dues are subject to late fees and collection costs. The law requires the association to notify you once the dues are 60 days delinquent to offer a repayment plan. If a repayment plan cannot be reached, the account is forwarded to collections where a lien may be placed on the property. The unit owner is responsible for all collection costs and they are non-waivable fees and costs.

chevron_rightHow can I pay my HOA fees? You can pay your dues by sending a check to the post office box listed on your statement, by using Bill Pay through your own bank, or by registering for automatic payment with Alliance Bank.

chevron_rightCan the HOA enforce rules on parking, noise, or pets? Yes. The association can enforce these issues in accordance with the CC&Rs and the Rules and Regulations of the association if they are related to safety or nuisance activities as defined under the governing documents.

chevron_rightWhat are the rules regarding home modifications (e.g., exterior painting, landscaping, or additions)? Most exterior improvements require architectural approval. It is a violation of the governing documents to perform improvements on the exterior of the property prior to receiving approval. If an improvement is completed without approval and found to be in violation of the guidelines, the improvement may be required to be removed at the expense of the until owner. Please refer to the Architectural Design Guidelines for further information.

chevron_rightHow can I report a violation of community rules? If you feel that there is a violation of the community rules, you may confidentiality report the issue by sending an email to manager@anthemhighlands.org.

chevron_rightHow often does the HOA hold board meetings? The board meets quarterly for open sessions during the 4th week of the month in January, April, July, and October. Confidential executive sessions are held monthly and are invitation only. Special sessions may be called and held outside of this schedule.

chevron_rightCan homeowners attend or participate in HOA board meetings? Yes. Homeowners are encouraged to attend open session meetings to become informed about the community and the activities of the board. No confidential discussions about individual units or their owners can be discussed in the open session.

chevron_rightHow can I report suspicious activity in the neighborhood? The association employs a courtesy patrol where suspicious activity can be reported. If the activity involves safety concerns or illegal activity occurring, you will need to contact the Henderson Police Department by calling 911.

chevron_rightCan I rent my property or operate a short-term rental (e.g., Airbnb)? Short-term rentals are prohibited. Sub-leasing a room in your primary dwelling is prohibited. Short-term is defined as anything less than a 1-year tenancy.

chevron_rightDoes the HOA have insurance for the community? Yes. The association carries insurance in accordance with NRS 116 and its governing documents.

chevron_rightHow are disputes between homeowners and the HOA resolved? If a unit owner receives a violation and disputes it, they should respond to the violation on the response form provided. Many times, the issue can be resolved without the need for further notice. Communication with management is key to avoiding the matter from being escalated to hearing and an adverse action being taken by the unit owner ignoring the notice and not participating in the dispute process.

chevron_rightHow can I get a copy of the HOA governing documents? Most governing documents are posted on the association’s web portal.

chevron_rightCan I request a copy of the minutes from the board meetings? Yes. Minutes are posted to the web portal within 5 business days of approval.

chevron_rightDoes the HOA mediate homeowner to homeowner disputes. No. The association cannot get involved in homeowner-to-homeowner disputes. The City of Henderson offers mediation services that allow homeowners to resolve disputes with their neighbors. The service is free. The Neighborhood Justice Center (NJC) was established by the Nevada Legislature in 1991 as a forum for the impartial mediation of minor disputes including, but not limited to, disputes between neighbors.Telephone: (702) 455-3898

chevron_rightWhat is the process for reporting a maintenance issue in a common area? Common area maintenance concerns may be reported to: manager@anthemhighlands.org or call (702) 329-5744.Please provide a precise location and the issue that is being reported. A photo of the issue would greatly assist in finding the location and determining the proper vendor to respond.

chevron_rightAre garage sales allowed? Garage sales can only be held at times approved by the association. These approved times are in the spring and the fall and the dates are available on the web portal. Holding a private garage sale outside of the approved dates is considered a violation of the governing documents.
